Puerto Vallarta Home Comparison
I drove from Villa Balboa to the Marina – took a time lapse video with my phone. I took a shot of my watch at the beginning and at the end, but because of the speed of the time lapse it does not show up, but I calculated that the speed of the time lapse is 1 frame every 2 seconds or 60x real time so the video is 27 min in length real time, which is what my watch read. It is a 5 min drive from Villa Balboa to Old Town (Romantic Zone).
Villa Balboa is actually 3.9 km about a 7 min drive to old town and 13 km about a 30 min drive to the marina. These distances and times are from GMaps, but I have driven this road many times and can attest to the accuracy of the distances and drive times. You may have hit some heavy traffic through town that day when you were trying to visit Villa Balboa. In my estimation, it is an excellent option. Homes in the south shore area have maintained or increased their value in the last year as well as over the last 10 years. Villa Balboa is situated on the pacific ocean, this is something that many buyers would find extremely attractive and a rare find. As for the safety and security, various affordable options are available to address that. The major downside to this seaside home is that while access to the waterfront is available, it’s not a sandy beach but o direct beach access is available, to access a beach you would have to drive approximately 3 min either north or south and use a public beach access point.
Style and Architecture: Villa Balboa is a modern home design with only a few Mexican accents throughout. The outdoor living spaces are excellent and the ocean breeze would allow you to use these spaces for parts of the spring and fall as well.
Nearby Amenities/Neighborhood Character: Villa Balboa is located on a section of land that has several stand-alone homes, the lots to either side are undeveloped, but could potentially be developed into homes or small condo units. There are no major services or stores in this part of south shore there is a pharmacy and a Oxxo convenience store less than two km in either direction, due to the nature of the road and the non-existent sidewalks, driving is the only option. Major supermarkets are 8 km away.
My overall impression: This is a gorgeous home for entertaining. It is the perfect home for those who like to be a little further away from the action, sit on the deck or in the pool, watch wales and enjoy the sunset. The constant sound of the waves will be either music to your ears and very soothing and re-assuring, or it will make you crazy – my opinion is that it is soothing. There is no walking anywhere near this home, you would be driving everywhere you need to go.
Villa Hacienda Isla Capitan
Villa Isla Capitan is located in the Nuevo Vallarta West area on an island in the salt water estuary of the Marina Nuevo Vallarta. It is not within a gated community. It is a 11km or 20 drive north of the airport and a 1.3km or 20 min walk to the Paradise Village shopping area and grocery store.
Style and Architecture: Villa Isla Capitan simply oozes Mexican architecture and feel. It quite simply could be featured in a magazine in its current form. It is currently being run as a “Villa for rent” and has many amazing reviews. It does not seem like much would need to be done to this Hacienda to make it into a single family residence. It has two boat docks, but neither one seems to be able to accommodate a large yacht. A closer personal inspection would have to be done.
Nearby Amenities/Neighborhood Character: This neighborhood is not gated, but is very frequently patrolled by the area police and private security. The neighborhood has many lovely sidewalks and the area in general is very walkable. A grocery store is 1.5km away as is a major hospital, casino and numerous excellent restaurants. The beach access is approximately 2km away and public parking is available. Major stores like Walmart are less than 5km away.
My overall impression: This home is truly a Mexico Experience evidenced by the many photos taken by the past guests of the Hacienda. It would be a very lucrative money maker in the times when you are not there if that is of interest. The view out towards the water is not of any other homes and offers much privacy. The beaches of Nuevo Vallarta are some of the finest in the whole area, at low tide flat hard sand allows you to walk for miles on end if you wish. Overall, this is a hugely desirable area. It’s very close to golf yet not on the course, it’s very close to amenities, yet tucked in its own neighborhood. This place looks very turnkey with the possible exception of extending the dock.
Villa Buenos Vientos:
Villa Buenos Vientos is located in the Nuevo Vallarta West area on an island in the salt water estuary of the Marina Nuevo Vallarta. It is within a gated community. It is a 11km or 20 drive north of the airport and a 1.3km or 20 min walk to the Paradise Village shopping area and grocery store.
Style and Architecture: This villa has a more modern architectural feel to it, yet it could easily be transformed into a modern Mexican feel by simply adding a few key architectural details and colors. Building a small bar/palapa in the back yard would be quick and relatively inexpensive.
Nearby Amenities/Neighborhood Character: This neighborhood is gated, and as such provides for extra security. The neighborhood has many lovely sidewalks and the area in general is very walkable. A grocery store is 1.5km away as is a major hospital, casino and numerous excellent restaurants. The beach access is approximately 2km away and public parking is available. Major stores like Walmart are less than 5km away.
My overall impression: This home is available with the furniture and would probably be a very good deal on the furniture which seems of high quality, owner wants $60,000 for all the furniture. A dock would have to be added at an additional expense of approximately $50,000 USD, permits and build time are very short.The view out towards the water is toward other homes and offers less privacy than the other options on this list. The beaches of Nuevo Vallarta were discussed above and are easily accessed. Overall, this is a hugely desirable area. It’s very close to golf yet not on the course, it’s very close to amenities, yet tucked in its own neighborhood. While not completely turnkey the addition of some Mexican accents, paint and a palapa would be easy and not very expensive.
